Overview

Location is everything! Wake up and be steps from the sound of the waves hitting the beach, and grab breakfast around the corner at one of the many places to eat nearby. This contemporary beach house will be your favorite vacation destination every year!

The unit was completely renovated in May 2016. It has brand new porcelian tile floors throughout, with new bedrooms, bathrooms, dining and living areas that open up to an upgraded kitchen with new granite countertops, cabinetry, appliances and attached garage. Also, a BRAND NEW CENTRAL A/C & HEATING UNIT was added.

The Space

LIVING AREAS: This clean and comfortable 900 square foot, two bedroom, two bathroom, first floor condo is located steps from Mission Beach, shops, restaurants, Belmont Park & BeachHouse. The condo is casual and spacious with the living, dining and open kitchen areas combined. Also, there is an attached garage that opens to the main living room.

KITCHEN & DINING: The kitchen is fully stocked with dishes, utensils and appliances to make you feel right at home when you're cooking. The renovations added a brand new stove, dishwasher and refrigerator. The condo is equipped with basic kitchen essentials: coffee maker, toaster and pots and pans. A few basic pantry items such as salt and pepper are provided.

BEDROOMS & BATHS: There are two bedrooms that include two queen size beds. The guest bedroom is on the court-side of the building with a sliding glass door that opens up to the shared patio area on the ground level. There is a shared full bathroom in the hallway between the two bedrooms. The master bedroom has a 60” curved 4k TV on a full-motion wall mount, and has an attached private bathroom. Both bedrooms have built in closets with ample room to hang clothes, in addition to a full dresser in each bedroom. There is one queen sized mattress in the pull-out couch, with a twin bed in the ottoman (condo sleeps 7) for additional sleeping accommodations.

OUTDOOR AREAS: There is a shared common patio area off the court-side guest bedroom. The building also has a shared rooftop deck with spectacular panoramic views of Mission Beach, the Giant Dipper roller coaster and Mission Bay.

EXTRA AMENITIES & DETAILS: The condo has 2 60” curved 4k Smart TVs equipped with expanded cable package and premium channels. WiFi is also available. Linens and towels are provided for your stay and there are extras in the hall closet. If you need to do laundry, there are shared washer and dryer units located behind the building in the alley.

PARKING: A 1 car garage is attached to the condo and fits SMALL COMPACT CARS ONLY! (SMALL GARAGE - DIMENSIONS: 14' LENGTH, 7'6" WIDTH, 6'5" HEIGHT), with a door that opens up to main living area. If you have an oversized vehicle, some guests are able to park in the garage by climbing out the rear and leaving the garage door open to make it fit. Street parking is available yet hard to find, but there is also a free overnight parking lot ~¼ mile away (See a parking map of the area in the photos above).

THE LOCATION: Mission Beach is the center of fun and activity out of all the San Diego beach communities. The boardwalk and beach are less than 100 steps away and is always bustling in the summertime. Belmont Park is an amusement park that features the Giant Dipper wooden roller coaster, mini golf, a zip line, rock climbing wall, ropes course, arcade and more - all located right around the corner!

Brand new tiles, flooring, kitchen, garage, bedrooms and bathrooms and has a very comfortable feel. Guest Access

You will be able to access the whole condo & private patio. The other half (East side of fence) of the outdoor patio is shared common space for the other 7 units in the building. There is also a shared rooftop deck you can access by disarming the security cameras with the provided key fob and door code.

Hi my name is Jeff and I have been a successful vacation rental property owner and manager since 2014. I have lived in San Diego my whole life and have been living in Mission Beach the last 13 years. I'm a local expert and have been working as a real estate agent at Rowling Realty, the family business, for nearly 13 years.

If you have any questions about anything during your stay, please let me know! I live close, and if I'm in town I can stop by and help with any issues that may arise. If I'm not around, I will send an associate property manager to help you with anything you may need.

  • Bath towels are provided. Please bring your own beach towels.

  • Outdoor grill provided on private patio area. Guests responsible for refilling the gas tank if empty. Outdoor furniture, fire pit and lifeguard chairs on front patio.

HOUSE RULES
  • No smoking, parties, or events.
  • Max Occupancy is 7 persons (No more than 7 guests in the unit at any given time).
  • Self check-in: Anytime after 3PM and check-out by 10AM
EARLY CHECK-IN/LATE CHECK-OUT: **PLEASE NOTE** Due to the nature of last-minute bookings and the cleaning schedule, EARLY CHECK-IN IS NOT AVAILABLE. However, you will be notified the morning of your arrival as soon as the unit is confirmed cleaned and ready for check-in. LATE CHECK-OUT IS NOT AVAILABLE as the cleaning service will arrive shortly after the 10am check-out time (usually by 10:30am) to prepare the condo for the next guests.

Other Things To Note

NOISE IS THE MOST SERIOUS ISSUE: First, we need to reiterate that this is NOT a party house. We have had complaints from the neighbors in the past about guests throwing parties or being loud late at night. This is simply not allowed. If your group is loud and disrespectful, I will get a call from the neighbors and you will be asked to leave, forfeiting your deposit. We take this very seriously and you should too. If you have any questions or concerns, please contact me at any time.

NOISE COMPLAINT FINE OF $300-$1000: Any formal noise complaint issued by neighbors or City Officers will result in a $300-$1000 fine deducted from the security deposit. Police have the right to fine guests up to $1,000 for first time noise complaints. Noise travels far at night.  PLEASE CLOSE ALL WINDOWS AND BALCONY GLASS DOORS THROUGHOUT THE CONDO if you are playing music or talking loudly, and walk outside to assess your noise level. STRICT QUIET HOURS start at 9PM on weekdays and 10pm on weekends.
