The condo was completely renovated in May 2016. It has brand new porcelain tile floors throughout, with newly remodeled bedrooms, bathrooms, dining, and living areas. As soon as you walk in, you'll notice how spacious the living area is compared to other Mission Beach rentals. An upgraded kitchen features new granite countertops, cabinetry, and stainless-steel appliances. Also, a BRAND NEW CENTRAL A/C & HEATING UNIT was added for maximum comfort during your stay.
LIVING AREAS: This clean and comfortable 900 square foot, two-bedroom, two bathrooms, first-floor condo is located steps from Mission Beach boardwalk, shops, restaurants, Belmont Park & newly renovated BeachHouse. The condo is casual and spacious with the living, dining and open kitchen areas combined. This unit is one of 8 in the building, located on the ground floor featuring a private court-side patio. Also, it is the only unit with an attached garage that opens to the main living room.
OUTDOOR AREAS: Outside the main sliding glass door entrance is the private patio for you to use. There is a shared common patio area off the court-side guest bedroom (East side of the dividing fence). The building also has a shared rooftop deck with spectacular panoramic views of Mission Beach, the Giant Dipper roller coaster and Mission Bay. Only registered vacation guests and owners are allowed on the roof deck, and please note that guests are responsible for keeping the area clean :)
KITCHEN & DINING: The kitchen is stocked with dishes, utensils, and appliances to make you feel right at home when you're cooking. The renovations added a brand new stove, dishwasher, and refrigerator. The condo is equipped with basic kitchen essentials: coffee maker, toaster and pots and pans. A few basic pantry items such as salt and pepper are provided.
BEDROOMS & BATHS: There are two bedrooms that include two queen size beds. The guest bedroom is on the court-side of the building with a sliding glass door that opens up to the shared patio area on the ground level. There is a shared full bathroom in the hallway between the two bedrooms. The master bedroom has a 60” curved 4k TV on a full-motion wall mount and has an attached private bathroom. Both bedrooms have built-in closets with ample room to hang clothes, in addition to a full dresser in each bedroom. There is one queen-sized mattress in the pull-out couch, with a twin bed in the ottoman (condo sleeps 7) for additional sleeping accommodations.
EXTRA AMENITIES: The condo has 2 60” curved 4k Smart TVs equipped with expanded cable package and premium channels. WiFi is also available. Clean linens and towels are provided for your stay and there are extra sets in the hall closet. If you need to do laundry, there are 2 washer and dryer units that are shared with the whole complex, located behind the building in the alley.
GARAGE & PARKING: A small 1 car garage is attached to the condo and fits SMALL COMPACT CARS ONLY! (SMALL GARAGE - DIMENSIONS: 14' LENGTH, 7'6" WIDTH, 6'5" HEIGHT), with a door that opens up to the main living area. If you have an oversized vehicle, some guests are able to park in the garage by climbing out the rear of the vehicle while leaving the garage door open to make it fit (tricky - but doable). Street parking is available yet hard to find, but there is also a free overnight parking lot ~¼ mile away. Here is a parking map of the area:

Rental Terms & Company Policies
- No smoking, parties, or events. Noise ordinance starts at 10pm.
- Max Occupancy is 7 persons (No more than 7 guests in the unit at any given time).
- Self check-in: Anytime after 3PM and check-out by 10AM
**PLEASE NOTE** Due to the nature of last-minute bookings and the cleaning schedule, EARLY CHECK-IN IS NOT AVAILABLE. However, you will be notified the morning of your arrival as soon as the unit is confirmed cleaned and ready for check-in. LATE CHECK-OUT IS NOT AVAILABLE as the cleaning service will arrive shortly after the 10am check-out time (usually by 10:30am) to prepare the condo for the next guests.
SAN DIEGO POLICE WILL BE DISPATCHED IF DECK ACCESSED OUTSIDE OF THESE HOURS!

GOOD NEIGHBOR POLICY:
NOISE IS THE MOST SERIOUS ISSUE: First, we need to reiterate that this is NOT a party house. We have had complaints from the neighbors in the past about guests throwing parties or being loud late at night. This is simply not allowed. If your group is loud and disrespectful, I will get a call from the neighbors and you will be asked to leave, forfeiting your deposit. We take this very seriously and you should too. If you have any questions or concerns, please contact me at any time.
NOISE COMPLAINT FINE OF $300-$1000: Any formal noise complaint issued by neighbors or City Officers will result in a $300-$1000 fine deducted from the security deposit. Police have the right to fine guests up to $1,000 for first time noise complaints. Noise travels far at night. PLEASE CLOSE ALL WINDOWS AND BALCONY GLASS DOORS THROUGHOUT THE CONDO if you are playing music or talking loudly, and walk outside to assess your noise level. STRICT QUIET HOURS start at 9PM on weekdays and 10pm on weekends.
If anything needs immediate attention, please contact us and we will send someone to take a look at the issue and will try to resolve it within 24 hours of your request. We appreciate all your feedback on minor issues as well, and we will see to it they get fixed as soon as possible.
CLEANING SERVICE FEE:

Cleaning services are provided by Executive Cleaning & Janitorial, a third-party vendor. The cleaning fee is what they charge per cleaning per stay. Please do not haggle the cost of the cleaning fee before making a booking inquiry, as this charge is mandatory and non-negotiable for every reservation.
